The purpose and function of the Assessor’s Office is to establish and maintain equitable and uniform valuations for all taxable Real Estate and Personal Property assets as mandated by the Wisconsin State Statutes. The Assessor’s Office also maintains all annual assessment records relative to changes from the prior year and many associated legal documents. We provide reports as required by Statute and the Wisconsin Property Assessment Manual (WPAM) to the Department of Revenue and various other governmental departments and divisions.
The Assessor’s Office gets its authority and instructions from Chapter 70 of the Wisconsin Statutes, the Department of Revenue, and the Wisconsin Property Assessment Manual (WPAM), and via decisions rendered by the Wisconsin Court System. Our work is also conducted in association with the guidelines and standards of the International Association of Assessing Officers (IAAO) and the Uniform Standards of Professional Appraisal Practices (USPAP) Standard 6.
In accordance with the Wisconsin Statutes and the WPAM, the City of Fond du Lac is currently conducting a Market Update Revaluation for the 2019 Assessment Year. All real estate values will be reviewed and adjusted to reflect an estimated 100% of market value as of January 1, 2019 based on actual sales data from within the city. Additional review and considerations will be made for income producing commercial parcels for that revaluation. The City’s current real estate values are based on the market values from January 1, 2014, which was our last revaluation period.
